    If you have every base covered and the fine print spelled out, then there is nothing like owning a home. It isn't a money maker but it is fun to be able to have your own place. Just make absolutely sure that there is no reasonable way that your place will become the banks place. :-) And double check those clause from you job. Make sure there is no "minimum" time worked. Like your not eligible because it hasn't been a year or something, or you aren't eligible for a transfer because everyone else is more senior. Again I didn't even consider how rural you are but your employer there probably accounts for the majority of the cash flow to your town and the surrounding area. If they decide to jump ship to save the company, will you be effed? Will everyone around you be effed? Does the state have an unemployment program that will be functional for you? Can you make the mtg payments from savngs and UE until you can move? Your a smart guy Mike. Just don't get caught up in the hype. Home ownership doesn't guarantee happiness.

    No rental within 100 miles is a long way. That is a big changer. A home is probably the larges purchase you will ever make. It is impossible to really know what you want and what is a good deal without looking for a long long time. I should have said it before because I was kind of doom saying, buying a home is wonderful. I think you should, but making a choice like that so fast to a new area is a big deal. Also will YOU be buying it, or will the lady be on the title too? If so be careful as fuck. When not married, buying a house with someone else can really eff you over. Not just in the typical complications but even the fact you are the major money contribution source it could mean she has to pay taxes on the amount you are able to put down. Check state and fed tax rules just to be safe. As for new this or new that on a home, you cannot judge longevity of a product by its purchase date. We had this house for 2 years and then suddenly the basement floods. It floods 5-6 times a year now. No good reason why. Process of elimination to fix it. Sucks but it is what it is. If you loose your job will they still give you an buy back deal? I was asked to resign after basically reporting big labor violations. Even if you can sue by the time it is through the court system you may have a foreclosure on your record. Or worse the plant/office closes, is there a clause to save you then? My guess is without that company there, there will be a lot of homes up for sale REALLY fast and you don't want to be the guy who can't drop the price because he owes the full value. If it's that rural you have to think about the fact a drive from a place less affected by one factor is more stable too. It's not like buying in Chicago or New York. As for a $40 dollar lawn mower, I went througb 2 of them! Well one was 60 and another was free. The rider has a flat and a belt burned apart. And even the hand power push mowers need sharpening. You may get lucky and be fine. In fact you wi probably never ever have a serious problem. My point is that you don't want to be stuck in a place you don't absolutely love, then have a major issue, and be paying off a credit card for that furnace or roof you had to pay for. Better to take your time, live the dream, and be secure. Maybe you have some nest egg or some help financially from someone. And work will pay for it.

    In that size/style.... the Acadia is one AWESOME little go getter. The 2 I have been in were at least. Without GM, I like the escape in general and if it comes with Sync it would be pretty awesome. I don't know anything about 6'7 headroom but I always feel claustrophobic in most SUV's that size. Acadia & Enclave are too huge. Won't fit in their garage. :(/> Is the Acadia tha much bigger? Oops. I think either the Ford or the Toyota would be the way to go then.

    Do you buy a home just for short term gain? Who cares what happens to the value of your main home if you are still living there. NEVER buy a main home as a short term investment. Do you get a tax benefit as a renter? You still have to pay utilities as a renter. Taxes are different in differing locales. That is one reason I love where I live. My annual taxes are under $600. If you rent a house you usually have to maintain the yard as well. $100 a month for yard maintenance and snow removal is absurd. Really, with regards to general home maintenance, we spend less then $100 a year. This year we did get our ass kicked as out AC took a shit and our well got struck by lightning. But I have been a home owner for 20 years, and have never taken a bath like that before. Home ownership is a responsibility every man who is financially able should partake. It is obvious to me that Mike's career will allow him to be able to easily afford this responsibility. Nothing to do with can he do it, or even if he should do it. But the fact you have gotten lucky and you are smart has come a long way. And by smart I mean crafty. You know how to do home repair and are capable of doing it. As for the costs I mention he doesn't own any of the tools or equipment. So those initial costs will be averaged over years. He is an engineer so maybe he wants to do small engine repair/maintenance. I don't. I have burned up 2 mowers and need to do some work on my brand new rider. So it easly comes to 100 or more for me. My wife also requires me to try to keep the grass and yard nice. So chimicals add up too. YMMV but it is average here.

    Hope you are ok. I thought I had a cyst on my chest once. I tried to lance it...... realized it was a lymph node. Epic. Anyway, don't read too much medical craziness on the internet. Go to the doc and just check it out. They can even be aggravated by stress and even immune problems. Take care.

    I am 3 homes deep in my life now, and ended up with a foreclose on my first. The stars aligned to fuck me over. It was a perfect storm and I doubt would ever happen to you, but I didn have a lot put down on the home and I lost my ass. Set me back 7 years and ultultimately my wife had to buy the house we are in now. Even though I made a sure bet I still lost my ass because I didn't have enough stability. 6 months MTG in the bank didn't even stop me from loosing it to a foreclosure. Again, I had the perfect storm, but if I had been more stable I could have saved myself a lot of pain.

    Live modest for a while then buy the "dream home" when you know what it is, and what price you should pay. Its much better than being afraid to live small for a bit and move into a nightmare.

    From my phone I found 4 places renting for under $500 a month that were not shitholes. I don't know the areas so maybe they are not so great.... but I saw some for $199. And unless you are having kids right now you don't NEED more than one bedroom and one bathroom. If you have a MTG of 1000 that would be $800 a month saved. AKA almost 10k in one year to come to the table with. Even if you only save $500 a month it's 6k in a year. That is a big deal. And you will have a better interest rate.

    Mike a good example is I got my house for 2/3s of it's list price. And I was still hard balling the owners. After all that I still hard balled them more. They left the table with about $1500 from the sale. That is it. And they had to cap the old well room which costs about that much. And the value of the home has gone where? Not up like it should. And eveytime something breaks down it's on my dime. Yes there is a tax benefit, but not on utilities. Add 200-300 a month on your MTG. Then taxes, every 1200 is another 100 a month. If you have a yard you will have to maintain it. Add 100 a month to your life for cost of mower, tune ups, gass and snow blower or removal. Insurance on your home is more than rental insurance. And that is all without incedentals. I have a big yard and made some major changes inside and outside my home, but optional changes aside I have spent $1000 a year or better on random shit around the house that NEEDED to be done that on most rentals yoj wouldn't be responsible for. I am guessing your somewhere around coffeyville IIRC.

    We looked at well over 30 homes. And that was in a SMALL area that we have already lived in for 5 years and wife grew up in. Again.... if you want to buy a home do it because you crave hom ownership, not because you think it's a smartest plan financially. It is not a sure bet. And start saving. And WAIT and look and look and look. If you don't have a significant down payment, have at least a year or more of hustory at your current job, and some assets you might get raped bad on the interest rate and you will fosho have to pay MTG insurance.

    Umm, NO! WAY too early. With the market as such doing so this fast is a recipe for losing money. If you haven't looked at 100+ houses in the area you don't know it. Seriously. Feel free to find me a rental property that doesn't cost more than a mortgage and is worth a damn. Additionally the house we are looking at we will likely get for only 5-10K more than it sold for in 2001 and in that time it went through a complete renovation. New plumbing, wiring, gas, 2 gas fireplaces, all walls torn down, new insulation, remodelled kitchen w/ granite and new appliances, new heater, new double paned windows, etc... Price per month has nothing to do with it if you lose a ton on the way out. And shit is different when your furnace goes out.... do you have 5k hanging out for that day? Or water heater... it is all on you. You cannot call someone to fix it, and it may not seem like much but you don't have a parents sofa to crash on while you deal with it. You might be in a hotel. Even more money gone. Or when your basement floods 4-5 times a year

I just discussed this with one of my closest friend. I don't know your exact market, but I cannot imagine it being a good idea. Unless you are buying 100% for pride of ownership, it is NOT worth it.     My 7 install is a PITA. Technically my disk is an "upgrade" disk. So it needs some massaging to install it. And I am lazy. I may just do it anyway. Right now I have my solid state drives in a striped raid but I'm thinking about just having them as regular storage with no striping. I don't think its problematic, but the raid uses a bit of space and I don't see a speed increase even in games from the raid compared to set ups with just straight up solid state. My fucking RAM on the las build was fucked up. I think it made my entire install corrupt. I am really hesitant to start over but it may be the only way to fix it. If it wasn't for all the programs and setting I have to do I'd be all over a fresh install.

    My fucking RAM on the las build was fucked up. I think it made my entire install corrupt. I am really hesitant to start over but it may be the only way to fix it.

    I know a lot of people who love them. I went with a much more agressive tread and while they are surprisingly AMAZING in the snow, they are wearing a little faster than I like. I drive more than most though. Also I have heard that Ford's are particularly harsh on aggressive treads and even with frequent rotation sometimes can still scrub bad up front and not end up "cutting" them when on the back.
